A SUSTAINABLE REDEVELOPMENT
There is a need for new homes in Kingston and the redevelopment of the County Hall Kingston will satisfy the demand in a sustainable way by using the existing buildings on this brownfield site.
Brownfield site
within town centre
and opportunity area.
PROJECT TO ACHIEVE
net-carbon
neutral target
through on-site measures
with remainder achieved through
carbon offset payments.
82% SPACE IS
refurbishment/reuse
of existing buildings
reducing embodied carbon
of new construction.
Re-using the existing buildings for residential and commercial purposes, approximately 63% of embodied carbon is saved compared to the construction of a new building and renovation vastly reduces waste associated with building.
Air source heat pumps will be installed both for environmental reasons and for the potential cost savings for residents. Air source heat pumps have lower running costs and a lower carbon footprint than traditional heating methods, no fuel deliveries are required, no fuel storage requirement and the systems require less maintenance than traditional combustion heating systems.

SUSTAINABLE TRANSPORTATION
With close proximity to the town centre and excellent transport links on hand, it is likely that those who work or live at County Hall will use sustainable modes of transport – cycling, walking or taking the bus or train – when travelling. An assessment has indicated that more than 75% of travel on the part of people working or living at County Hall will be sustainable.

PUBLIC TRANSPORT
• The site has a high public transport accessibility rating of 03-6b
• Trains / Kingston (8 trains per hour) and Surbiton Mainline (8-10/trains per hour)
• There is access to 16 bus routes available within 650m walking distance from the site.

Car Parking
• 230 car parking spaces reduced to 75 – residents will not be able to apply for parking permits for surrounding streets
• Very Low Residential Parking ratio of 0.18/home
• On-site Car Club with three years of free membership to encourage uptake
• Electric Charging Points provided to every space.

CYCLING
• Over 600 secure bike spaces have been proposed
• Direct connection to Kingston Go-Cycle Infrastructure is available via Route 290
• 6min Cycle to Kingston Station which has a new cycle parking infrastructure
• County Hall Kingston will provide a Bike Service Hub that will offer maintenance.

WALKING
• The site is classified as within the Town Centre, with access to retail, culture and leisure facilities
• Close proximity to the River Thames, with the Queen Promenade providing access to Canbury Gardens, and over Kingston Bridge to Home Park (Hampton Court), Bushy Park and Barge Walk.

SUSTAINABLE ENERGY
The scheme is designed to be energy efficient, while making allowance for the fact this is largely the refurbishment of an existing building. The project will use/achieve:
• Air source heat pump system used to provide heating to all apartments and office space
• PV Solar Panels on New Buildings Roofs

• 80% CO2 reduction in energy use compared to Building regulations
• Reuse of existing buildings creates 63% embodied carbon saving when compared to equivalent new build
• Designed to highest Sustainable Urban Drainage Standard (SUDs).
